Q When is garbage day?  What to I do about large garbage piles?
A
Waste Collection day is MondayIt is all Green Leaf resident's responsibility to contact Waste Management for pickup and removal of large items placed on the curb in front of their residence.  For pickup of large items and discarded appliances - Call 352-338-3233.  For more information click here.

PLEASE NOTE: In order to avoid tickets from the county,  place your solid waste and recycling receptacles curbside/roadside by 7am of the collection day but no earlier than 5 pm on the day before.  Remove your solid waste and recycling receptacles from curbside/roadside by 9 pm of the collection day.

Q: Who handles is our Lawn Service
A: Currently, Green Leaf contracts Ground Up Lawn service to mow and care for all the COMMON AREAS.  Each homeowner is responsible for their own yard and is free to choose any contractor or do the job themselves.  Ground Up can be reached at 352-494-6691.

Q:  How do I become a member of the Green Leaf  HOA? 
A: 
Membership in the HOA is automatic with Purchase of property in Green Leaf.   

Welcome to our community!  Monthly HOA meetings are open to all members.  Dates are posted on this website and the entrance sign.  All owners are encouraged to attend and have the opportunity to volunteer their time to the Board and committees.

Q:  What are the Dues for Green Leaf Homeowners Association
A:  The current (2010) dues are $66 per unit per year. They are due when the Annual Letter is received in January each year and must be RECEIVED by June 30.   Dues can be paid in person at HOA meetings or by mail to: 5745-155 S.W. 75th St., Gainesville, FL 32608.  If you need further information on the payment status of your property, please contact the association by mail or email.

Q:  I have changed my address, but am not receiving correspondence from the HOA.
A:
  When your address changes, it is your responsibility to notify the HOA of your new address.  Please mail or email this information to us immediately to keep our records accurate. Not Carrying out this responsibility can prevent you from receiving notices which, if ignored, may result in attorney and court fees  when they go unanswered.  Being available for any necessary correspondence many times can resolve issues before they become problems.

Q:  I did not receive a bill for my Association dues.
A:  The Association mails out the Annual Letter with the Homeowners bill to the owner of record.  It is the responsibility of the individual owner to notify the Association in the event of a change of address. If you  fail to receive the Annual Letter by the middle of February, it your responsibility to contact Green Leaf HOA by mail or email with your correct address so a duplicate can be sent to you.

Q:  I need an Estoppel letter.
A: Assessment Letters (our term for "Estoppel") are requested by the closing agent in the event of a sale.  The request goes to Carol Couch, Business Manager for Green Leaf, by phone (352-495-4826), fax (same number) or mail (Green Leaf Homeowners Association, Inc., 5745-155 SW 75 Street, Gainesville FL 32608).

Q:   Where can I get a copy of the Covenants
A:  Both the Restrictive Covenants of Green Leaf and Bylaws of the Green Leaf HOA are posted on this website.  A copy of each or both can also be obtained by sending $5 per copy for each to Green Leaf Homeowners Association, Inc., 5745-155 S.W. 75th St., Gainesville, FL 32608.  The requested copies will be mailed to the one making the request.  Both are also available in the Alachua County Courthouse.  The charge is $1.00 per page.

Q:  I would like to build/repair a fence.
A:  Fences are allowed in Green Leaf, per the guidelines outlined in the Covenants Article XI Section 2 and 8.  Fencing material should be wood, in harmony with the other structures in Green Leaf.  Fencing shouldn't be nearer to the street than the minimum building set back line.  It must be of stockade material, as opposed to wood rails.  You are responsible for ensuring the fencing lies within your property boundaries.  Fencing placed over utility right of ways [easements]  may need to be removed at the Owner’s expense if the Utility Company needs access to service the utilities.  It is strongly suggested you contact the Utility Companies in order to not cut gas, electrical, telephone, or TV cable lines before your dig.   For more detailed questions, please contact the Green Leaf Architectural Committee by mail or email.

Q:  Can I paint my unit?
A:  The HOA encourages you to have a nicely maintained property.  If you would like to change the color of your unit, please contact the architectural committee via mail or email.  Re-painting the same color requires no approval.

Q:  I would like to build a ....
A:  To maintain the architectural integrity of our community, the HOA has appointed an architectural committee to review and approve construction in Green Leaf.  Please submit drawings of the proposed changes, including the quality and types of materials that will be used via mail or email to: Architectural Control Committee, Green Leaf Homeowners Association, Inc., 5745-155 S.W. 75th Street, Gainesville, Florida 32608. The Architectural Committee will not review an application unless such application shall include and disclose in detail:
(a) The type or nature of all buildings, fences, mailboxes or other structures to be erected, changed or altered
(b) Specification of the material and method of construction to be used or employed
(c) Accurate Plans and drawings

Q:  How many owner-occupied units do you have?
A:
  Green Leaf is comprised of zero lot line properties, not condominiums. Under these conditions, there is no central office.  There is a Homeowners Association, comprised of every owner and guided by a Board of Directors, comprised of seven volunteers whose actions are dictated by the Covenants, Conditions, and Restrictions of Green Leaf HOA, Inc. as recorded in the Alachua County Courthouse.  These properties are individually owned and maintained.  We do not have the means or the right to obtain information such as this because of the Privacy Act.

Q:   I want to move to Greenleaf.
A:
  Each property is owned and maintained by individual owners.  The HOA does not get involved in the rent and sale of properties.  Please contact a realtor for further assistance.

Q:   What is covered by my dues?
A:  The HOA is accountable to all members in the form of the Annual letter which details where your funds go.  The money is used to maintain all commons areas;  pay for independent contractors, including a business manager, lawyer, security officer and landscaping manager; purchase supplies needed for the day to day operations of the association; and the planning and execution of community events.  Fees do not include, and therefore owners are responsible for,  maintaining the individual  properties: landscaping, interiors, exteriors, roofing, insurance, etc.  

Q:   I received a violation letter, but...
A:  The HOA ensures that certain standards are maintained within the community, including, but not limited to, the maintenance of your property.  According to the Covenants, lawns must be maintained/mowed and kept free of trash and refuse. Large trucks, trailers (whether or not they are holding a boat or other vehicle) may not be parked within Green Leaf.  When a property is in violation such as these or others as stated in the Covenants, a letter is sent to the owner of record and the owner is given 30 days to correct the violation. Failure to cure the violation will cause the problem to be turned over to the attorney and all costs incurred by the HOA in rectifying the issue will be charged to the delinquent property owner.  Failure to pay them will cause a lien to be placed against the property.  Any disputes to the validity of the information in the letter can be brought up at the monthly meeting or made in writing ONLY.  If the violation does not occur on your property (i.e. incorrect address was reported), please send documentation to the HOA ASAP

Q:  Who is the Association attorney?
A:
  Green Leaf Homeowners Association, Inc. does not have an attorney on retainer.  Atty. Alan H. Kaye is the one to whom we turn when we need legal counsel .  However, he is under written contract not to confer with anyone, unless the Board has given him written permission to do so.  Many years ago, the motion was made and passed that Carol Couch, Green Leaf's Business Manager, be liaison between Green Leaf and Atty. Kaye. She contacts  him only  by direction of the Board.
